FoxtServe Property Services

Commercial Terms

Effective August 16, 2026

These commercial terms apply when a hotel, store, office, rental operator, property manager, or other business requests work from FoxtServe, a brand of Foxtrot Consulting LLC, registered in Missouri. They add to the Terms of Service. If the two conflict on a commercial job, these commercial terms control for that job.

“One Call. We Handle It All.” means we handle the property-care work we are allowed to do. It is not a promise that FoxtServe is licensed for every trade. We do not take licensed-trade jobs.

FoxtServe is not a licensed general contractor. Commercial support is grounds and property-care coordination within the same unlicensed public menu used for homes. We review first. We do not take licensed-trade jobs.

Authorized signer

The person who submits a request, approves a scope, signs an on-site agreement, or issues a purchase order must have authority to bind the business or property owner. If that person does not have authority, the business still remains responsible for the request it allowed to be made.

Property-manager authority

A property manager or site contact who requests work represents that they may authorize access and the described scope. FoxtServe may ask for written confirmation from the owner or an authorized officer before starting.

Purchase orders and vendor onboarding

If your site uses a purchase order, vendor packet, insurance request, or onboarding form, send what you already use. Sharing those documents does not create a price, a booking, or a promise that FoxtServe will accept every term in a vendor packet. We do not invent fees, coverage amounts, or trade credentials to complete a packet.

Requests, quotes, and bookings

A commercial request is not a quote and not a booking. A preliminary range is not a firm price. A firm price comes after photo or on-site review against an approved catalog row. We book only when a confirmed appointment id exists.

After-hours site rules

Overnight work, 10:00 p.m. to 8:00 a.m. Central Time, may use premium after-hours pricing once an approved catalog row says so. We do not publish a multiplier here. You must tell us site rules for night work, loading docks, quiet hours, badge access, and guest or customer areas before we arrive.

Hotels and guest areas

For hotels and similar properties, you must mark guest rooms, guest-only corridors, and other restricted areas. FoxtServe technicians are not hotel staff. You remain responsible for guest notices, room access, and any house rules that apply to contractors.

Hidden site conditions

You must disclose known hazards, asbestos, lead, mold, structural damage, live electrical or gas issues, and access limits that affect the work. To the extent Missouri law allows, you agree to indemnify Foxtrot Consulting LLC and FoxtServe for claims, costs, and damages that arise from site conditions you knew about and did not disclose.

Card on file and recurring work

New commercial jobs require an authorized payment method on file before work starts, unless we agree in writing to bill against an approved purchase order. Recurring work you approve may be billed to the card or account on file. We do not invent fees on this page.

Remote commercial agreements

The on-site finger-sign agreement is enough when a technician is at the door. Electronic signatures are intended to be valid under the Missouri and Kansas Uniform Electronic Transactions Acts. Remote commercial or hotel master service agreements may use a remote-signature tool later. This page does not add DocuSign or another remote-signature product now.

Governing law

These commercial terms are governed by Missouri law. Exclusive venue is the state or federal courts sitting in Jackson County, Missouri, including Kansas City, Missouri.
